5 Signs It's Time to Refinance

When did you last actually sit down and look at your home loan?

Not log in and check the balance. Actually look at it — the rate, the structure, whether it still makes sense for where you're at now.

Most people I talk to can't remember the last time they did. And that's not a criticism — life's busy, the loan sits in the background, and unless something forces the issue, it just... stays.

So here are five honest signs it might be worth a look. Not a hard sell. Just things worth knowing.

 

1. It's been more than two years since you set it up

A lot changes in two years. Interest rates move. Lender policies shift. New loan options come onto the market that didn't exist when you signed up.

The loan that was right for you back then might not be the best fit now — not because you did anything wrong, just because things move.

 

2. Your situation has changed

New job. New baby. Went part-time. Started a side business. Kids in daycare now instead of at home.

Just like you don't wear the same size clothes forever, your home loan probably shouldn't stay exactly the same either. When your circumstances shift, it's worth checking whether your loan still fits.

 

3. Your fixed rate is about to end 

If you're coming off a fixed term, don't just let it roll onto your lender's standard variable rate by default. That's rarely their best offer — it's just what happens if nobody asks for anything else.

Worth a quick look around before that happens.

 

4. You've built up equity

If your property's gone up in value, or you've been chipping away at the loan for a while, you might be in a stronger position than you realise. That can open the door to better rates, better features, or more flexibility than you had when you started.

 

5. You want to use some of that equity for something

A kitchen that's been on the list for three years. A car. Consolidating a few debts that have gotten out of hand. Helping a child with a deposit.

Refinancing isn't just about chasing a slightly better rate — sometimes it's about putting your equity to work for something that actually matters to you right now.

 

Worth a conversation, not a commitment

None of this means you should refinance. Plenty of people look into it and decide their current loan is still doing the job — and I'll tell you straight if that's the case.
